Finding the right rental home can feel like a big job, but there are ways to simplify your hunt. Knowing what you’re looking for will cut down on unnecessary visits to homes that just don’t fit the bill from the outset. Read on for tips on how to streamline your search.

Know what you need
There are some things, which, assuming you have the money for the rent, just aren’t negotiable for you in your new home. If you have a big family, for example, you need a house with the square footage to hold them all comfortably. If you there is a dog in your household, a fenced yard is a must. A safe neighborhood, for must folks, is another necessity. And, back to the money question: if you only have so much you can afford each month, like most of us, you will have to balance the must-haves and the wants (read below) with what your bank balance has to offer.

Know what you want
Here’s the part of your wish list that gets more subjective. Is there a certain style of house you adore: ranch, Tudor, Craftsman, bungalow, modern? Would you like two stories or one? A basement? Attic? Maybe you are a gourmet chef that can only cook on a gas range or an avid gardener that needs the proper outdoor space to work your magic.

List these desired rental home features in order of importance. When searching for or visiting homes, refer to this list to see how it measures up. However, be sure not to sacrifice a home feature that you need for a feature that is a luxury.

Where do you want it?
Location can play a big part in your rental home search, especially if your heart is set on a short commute to work, school or shopping. If convenience and/or safety are highest on your list, all the needs and wants you’ve listed for your rental home will need to take second place to the “where” of it.

It is possible to have it all when it comes to your rental home, but most times, choosing one requires weighing the various aspects of what you’re looking for and making a compromise here and there. To make sure you’re on the right track from the moment you begin your hunt, get your needs, wants and location preferences down on paper.
